CGA have recently completed a feasibility study for a Paragraph 79 house which sits outside the development framework of a small North Norfolk village. The plots historic use as a saw pit is informally referenced in the use of a lowered courtyard which creates a private external space and focuses views upwards to the uninterrupted sky view.
‘The ‘pit’ also maximises accommodation while allowing the built form above ground to be low-lying and as discrete as possible in this sensitive back land site. Chalk walling laid in different patterns was identified as the ideal building stone because of the prevalence of the material in the area and availability from a local pit.
'Paragraph 79' is a mechanism within the National Planning Policy Framework (NPPF) that allows new isolated homes to be built in the countryside where they are of exceptional quality of design.
